OPM artists to hold fundraising concert for Taal eruption victims

MANILA – It has been more than two weeks since the Taal Volcano erupted that left thousands of people in Batangas displaced.

Many celebrities have already begun doing their part in reaching out to the evacuees, and now artists in the local music industry are getting together for a fundraising concert.

“Tulong Taal: A Musical Collaboration for Taal Rehabilitation” will be held at the Cuneta Astrodome on Saturday, February 1.

According to website PEP, the concert was a brainchild of veteran composer Vehnee Saturno, who likewise composed the song “Tulong Taal” after the calamity struck.

The song was interpreted by a group of singers including Ice Seguerra, Isay Alvarez, Kakai Bautista, Robert Seña, Frenchie Dy, The Company, Poppert Bernadas, Ebe Dancel, Jaya, Aicelle Santos, Bayang Barrios and Angeline Quinto.

“The music video aims to inspire ang mga kababayang Batangueño at mga Pilipino. We hope to generate fund from this which will also go to funds for Tulong Taal,” Alvarez told PEP.

All the singers involved are hoping that with their upcoming fundraising concert, help may be extended to more displaced families in Batangas.

Alorica spending $10 M to expand PH BPO unit

MANILA, Philippines - Business process outsourcing (BPO) firm Alorica is spending $10 million to expand its operations at its facility in Batangas.

Art DiBari, executive vice president and chief operating officer of Alorica, told reporters yesterday the firm’s investment is intended to add 1,000 seats at its facility in Lipa in Batangas to bring the total number of seats to 8,500.

The firm decided to expand operations in Batangas to cater to the growing demand for services from clients.

While Alorica has three facilities in Metro Manila and one in Cebu, the firm decided to expand the facility in Lipa given its easy access from Manila and to take advantage of opportunities offered in the area as not a lot of BPO firms have operations there.

The Philippines is seen as an important part of Alorica’s operations given the available talent pool in the country.

“There is a very well educated, young and English speaking workforce in the country. It is a no brainer to make the Philippines our Asian focal point,” DiBari said.

The Philippines is the only country in Asia where Alorica has existing facilities.

The facilities in the Philippines caters to multinational firms, with the bulk accounted for by those based in the US.

Since it started operations in 2004, the firm has invested over $100 million to support its operations in the Philippines.

Of Alorica’s total revenues, 20 percent come from the Philippines.

Alorica is a leading provider of customer management outsourcing solutions spanning the entire customer lifecycle to firms engaged in the telecommunications, entertainment, financial and healthcare industries.

Aside from the Philippines, Alorica has facilities in the US and in Latin America.

Century Properties unveils new project in Batangas

MANILA – Listed property developer Century Properties Group Inc. will be spending P200 million in capital expenditures for the development of Phase 1 of its residential, retail, and leisure project in Batulao, Batangas.

Phase 1 of the project will cover 36 hectares and will include a public area that features a retail village, a market square and a commercial center with merchandise on the ground level and residential spaces on the upper floors.

The exclusive areas within the property, on the other hand, include a country club with lagoons, man‐made beach cove, lake, spa, specialty restaurant, chapel, banquet hall and pavilion, swimming pools, sports courts and water sports amenities.

The entire development will be completed in phases and covers a total of 142 hectares. The property is located in a hilly section of Batulao, located southwest of Metro Manila right after Tagaytay City and on the way to the beaches of Nasugbu, Batangas.

Century Properties said the development is part of its expansion in key growth regions outside of Metro Manila, as well as its move to diversify its portfolio into recurring income revenue sources.

“Our Batulao project will become a new destination that will give you reasons to stay for a meal, a weekend, or permanently as a resident. The boundaries of Mega Manila are now expanding to include transformative suburban communities that promote a progressive way of life in harmony with nature. This development will further expand our offering to the market and will give immense value to our shareholders,” said Tim Hallett, chief operating officer of Century Properties for Hospitality and Project Head.

Early this year, the firm launched the 8‐hectare Azure North community in San Fernando, Pampanga, its first integrated mixed‐use development outside of Metro Manila with residential towers, retail and a planned office complex.

From its public listing in 2012 up to the year 2019, Century Properties targets the completion of a total of 31 buildings.

“We look forward to announcing more details of our Batulao project soon and our new and exciting developments in 2015,” Hallett said.

Batangas estate still listed under ex-owners' names

MANILA - Danny Alday bought a 10.5928-hectare land in Barangay Bayawang, Rosario, Batangas from his uncle, Benito Alday, around 1993 or 1994.

He said two months after he acquired the land, he sold it to an agent of buyer from Makati City.

He said the agent told him that they wanted to buy the other lots around the parcel of land they already acquired in Rosario.

He said the agent also told him that they wanted to convert the then mahogany-planted area into a farm.

"Ang sabi nila may nabili na sila. Sabi nung ahente ay karatig daw nung kanila kaya interesadong mabili yung aking lupa na nabili ko nga dun sa uncle ko," Alday said.

"Ang sabi sa akin nung ahente, taga-Makati raw ang buyer nila. Yun lang," he added.

Alday said he sold the lot for around P550,000 per hectare. He said he surrendered the original land title and signed the deed of sale.

"Basta titulo nung lupa dala namin yun at kinuha nung ahente... Basta may pinirmahan lamang ako dun," he said.

After the transaction, however, Alday said his uncle still continued to receive demand letters for payments of tax delinquencies until 2010.

Three properties of Antonio Tiu's Sunchamp Real Estate Development Corp. -- girls' quarters, men's quarters, and bodega -- are constructed on the lot still listed under Alday's name.

Meanwhile, Lynette Desphy, whose name also appears on records of the Batangas Assessor's Office as one of the owners of the land where Sunchamp properties are located, likewise denied owning any piece of land in Rosario, Batangas.

She said her father sold their family's lot years before he died in 2006. She also noted that she never paid taxes for any land in Rosario.

"Akin yun? Hindi, wala akong pera. Wala na kaming lupa sa Rosario, Batangas," she said. "Hindi nga akin yun. Kung nakapangalan sakin, hindi ko alam kung bakit."

Sunchamp has 8 properties on her land: a hotel, butterfly farm, grand pavilion, greenhouse building 6, CR, kitchen, commercial building, and garage.

Records of the Rosario Municipal Treasurer's Office show that the taxes of the 1.3 hectare land supposedly owned by Desphy, as well as the properties Alday, Hilario Comia, Maria Guico, Maximillian Desphy, Balbino Perez and Renato Comia Sr. -- who are the recorded owners of the land where properties of Sunchamp are located -- were all paid last June 30, 2014.

The property taxes of Anna Marie and Laureano Gregorio Jr. were also paid on the same date.

Taxes for all the said properties were also all paid last December 23, 2013.

Meanwhile, the tax mapping division of Batangas said properties of Sunchamp are located in a 176.661-hectare area in Barangays Maligaya and Bayawang.

The Assessor's Office, however, said it cannot determine the lot under Tiu, who claimed that he bought a 145-hectare lot from Gregorio.

Records also show that Gregorio and his wife only own a 4.5283-hectare land.

The land property listed under Sunchamp, meanwhile, is just 1.1850 hectares.

Renato Comia Sr. earlier claimed that he is the rightful owner of a 21-hectare lot which he let Agrifortuna and Vice President Jejomar Binay use.

Ten properties of Sunchamp are built there: mansion, office building, guest house and seven greenhouses.
